The Importance of Staging Your Home

When it comes time to sell your home, your Realtor should be able to advise you on the important and effective strategies that make homes sell fast and for the maximum price.  One important aspect of these strategies is that of staging.  In fact the USA today showed that in a review of over 2,800 properties in eight cities “staged homes, on average, sold in half the time that non-staged homes did.  The sellers with staged homes ended up with 6.3 percent more than their asking price, on average.”  Certainly, a quickly sold home with an offer above asking is an ideal situation for any seller.

So what is staging, and what makes is so important or effective?  Staging, simply put, is displaying your home in a manner that is appealing to potential buyers, and most importantly, allows them see themselves living within the home.  Buyers need to be able to walk your property and picture themselves in your kitchen, utilizing the family room, or entertaining in the backyard.  Though you may have created your own style and have an eccentric taste, your home needs to display in a manner that is appealing to the masses.  Even family pictures on the walls can take away the ability for your potential buyers to imagine themselves within the home.

Again, your Realtor should be able to help you and advise you on what changes can be made to enhance your homes presentation.  They should also be able to do this in a way that is sympathetic to the effort you have placed into beautifying your home and the memories that you have created there.  At no point should they make you feel like your personal belongings are of poor taste or inadequate.  It is important to feel comfortable with every step of your transaction and finding the right Realtor and adviser is essential to help you with every aspect of the home sale.
